Homeowners insurance is everyone's most important personal policy and the one most people think about the least between the day they buy it and the day they need it. It covers your dwelling (the physical structure), other structures (detached garage, fence, shed), your personal property, additional living expenses if you can't live there after a covered loss, and personal liability for injuries that happen on your property.
The number one homeowners problem: limits that haven't kept up with construction costs. Labor and materials have increased 30โ40% since 2020. Your 2019 policy limit will not rebuild your 2026 home. We run replacement cost estimates at every review so you're not guessing.
Homeowners policies exclude flood damage and earthquake damage. Period. Not kind of excluded. Completely excluded. If you're in a flood zone โ or even if you think you're not โ you need a separate flood policy. Same for earthquake in Montana and parts of North Carolina. Do not assume. Check your policy.

Auto insurance has more moving parts than most people realize. Liability covers the other person when you're at fault. Collision covers your vehicle when you hit something. Comprehensive covers your vehicle when something hits it, steals it, or a deer runs into it. And uninsured/underinsured motorist covers you when the person who caused the accident doesn't have insurance โ which, given that 1 in 8 drivers on the road right now is uninsured, is not a hypothetical.
State minimum auto liability limits are designed to let you drive legally โ not to actually protect you after a serious accident. $25,000 in liability coverage sounds like a lot until you're in an accident that sends someone to the hospital. Medical bills alone can exceed state minimum limits. We'll show you what adequate coverage actually looks like for your situation.

Renters insurance is the most underutilized personal coverage that exists โ and it's usually $15 to $30 a month. If you rent and you don't have it, you own a significant amount of stuff that would be completely gone if your apartment burned down tomorrow, and you would have no coverage if someone got hurt in your unit and sued you. Your landlord's insurance covers the building. Not your belongings. Not you.
We genuinely can't figure out why more renters don't have this. It's not expensive. It's not complicated. The only real answer is that nobody told them they needed it. So: you need it.
This surprises more people than it should. The building is covered. Your laptop, your furniture, your wardrobe, your gaming setup โ none of that is covered under your landlord's policy. And if your neighbor's kitchen fire spreads into your unit, your landlord's carrier isn't cutting you a check. Renters insurance is.
A personal umbrella policy adds $1 million or more of liability coverage above your homeowners and auto policies โ for usually $150 to $300 per year. It's the most cost-effective personal insurance you can buy, and the most commonly skipped by people who would benefit most from it.
You need a personal umbrella if you have teenagers driving. If you have a swimming pool, hot tub, or trampoline. If you have a dog. If you have significant personal assets to protect. If you coach youth sports, serve on a board, or host parties. If you're a public figure, business owner, or anyone who is a visible target in your community. In short: if you have anything to lose, an umbrella is not optional.

Your auto policy does not cover your motorcycle. Your homeowners policy does not cover your boat. Your RV needs its own policy whether it's a motorhome or a towable. Your ATV, side-by-side, golf cart, and snowmobile all have their own coverage category. We know this seems like a lot. The good news is that most of these policies are inexpensive, especially bundled together โ and we can usually handle all of them in a single conversation.
Most homeowners policies include a small amount of off-premises personal property coverage โ meaning your belongings are covered if stolen from your car, for example. But this typically does NOT extend to scheduled vehicles, watercraft over a certain horsepower, or recreational vehicles being operated. Don't assume. Check your policy. Then call us.
Your homeowners policy covers personal property โ but it puts sub-limits on specific categories. Jewelry is typically capped at $1,000โ$2,500 for theft. Firearms often $2,000. Fine art, cameras, musical instruments, coin collections โ all have sublimits that may be dramatically lower than the actual value of what you own. Scheduling your valuables individually removes those sublimits and typically also removes the deductible for those specific items.
The engagement ring that cost $8,000 is insured for $1,500 under your standard homeowners if it's not scheduled. The camera gear that cost $4,000 might be insured for $2,000. That gap is the conversation we need to have.
Two of the most common causes of catastrophic home loss are both excluded from standard homeowners insurance. Flood insurance and earthquake coverage each require their own separate policy.
Flood: available through the National Flood Insurance Program (NFIP) or private flood insurers. Many homeowners in moderate-risk zones aren't required to carry it by their lender โ and don't, until they need it. Over 20% of flood claims come from areas outside high-risk flood zones. Montana, Minnesota, North Carolina, and Florida all have significant flood exposure outside designated flood zones.
Earthquake: particularly relevant for Montana, which sits along active seismic zones. Less common in most of our other states, but available for homeowners who want the coverage.
NFIP flood policies have a mandatory 30-day waiting period before coverage goes into effect โ with limited exceptions. You cannot buy flood insurance when a storm is already approaching. If you don't have it now and you're wondering whether you need it, the answer is to find out today, not in late spring when the weather starts.
